South Shore Real Estate Market

The current real estate market trends in South Shore, Massachusetts, reflect a dynamic and somewhat challenging environment:

Decrease in Listings and Sales

The Massachusetts Association of REALTORS® reported a significant decrease in new listings and closed sales in March 2023. This indicates a shift in the market, characterized by reduced availability and activity. [Source]

Median List Price and Sales Trends

As of October 31, 2023, the median list price in Massachusetts was $673,083. Interestingly, a notable 59.2% of sales were recorded above the list price, while around 30.5% of sales occurred below the list price. This suggests a competitive market with many properties selling for more than their asking price. [Source]

Rising Home Prices Amid Declining Sales:

Despite declining home sales across the state, home prices have continued to rise. The average median home price in Massachusetts was reported at $586,200, marking a 0.3% year-over-year increase. This trend indicates that the market has reached an affordability limit for many homeowners, which could impact buyer behavior and market dynamics. [Source]

Market Challenges in 2023

Experts predict 2023 to be one of the most challenging years in recent history for the real estate market in the Greater Boston area, which includes South Shore. Factors contributing to these challenges include a lack of inventory, high-interest rates, and only a moderate price reduction. High-interest rates are expected to continue putting pressure on the housing market. This is leading to a slowdown in transactions and a deceleration in the rate of price appreciation. [Source]

Market Summary

In summary, the South Shore real estate market is experiencing a period of reduced listings and sales activity. Additionally, there’s a trend of rising home prices and a competitive environment where many homes sell above their list price. High-interest rates and limited inventory add to the market’s challenges, making 2023 a particularly tough year for buyers and sellers. Potential buyers and investors should carefully consider these trends and challenges when making decisions in this market.

Remodel vs. Rebuild

Building a new coastal home offers the advantage of customizing every aspect to your preferences, from layout to materials, ensuring a modern, energy-efficient dwelling that maximizes the unique seaside environment. However, it often involves higher costs, complex regulatory challenges due to coastal regulations, and a longer timeframe compared to remodeling. On the other hand, remodeling an existing coastal home can be more cost-effective, allows for preserving historical or sentimental value, and typically faces fewer regulatory hurdles. Yet, it may involve compromises on design and layout, and hidden costs can arise due to unforeseen structural or environmental issues inherent in older properties.

Planning a bathroom remodel in 2024 is about making the most of what you have and knowing the latest bathroom remodel ideas. Tricky layouts and limited fixtures are challenging to work around. Whether it’s a cluttered guest bathroom or a bathroom in an older home, there are an overwhelming amount of options for your space, budget, and time.

The good news is: even with a limited budget; you can work out a plan for your bathroom that maximizes every inch. Here are luxury bathroom remodel ideas to upgrade your bathroom into an open and functional space.

Radiant heated floor using electric heat and cement base over tile flooring

Radiant Floor Heating

Thinking of bathroom remodel ideas for 2023? Transform it into a tropical paradise with Radiant Floor Heating. It’s more efficient than baseboard and forced-air heating and works by removing duct losses. Allergy sufferers love it because it doesn’t distribute allergens like forced-air systems do. Want to save money? Liquid-based hydronic systems use less electricity, making them perfect for off-grid or high-electricity areas. They’re the best heating option for heating-dominated climates. And the best part? They heat up in just 30-60 minutes, allowing you to turn them on and off as needed.

Features & Advantages

You can save a lot on labor costs if the flooring is lifted and changed anyway. Radiant floor heating systems are known for being quiet. Unlike forced-air systems, there isn’t a loud furnace that kicks on. Therefore, you won’t hear anything while they’re on. Because floor-heating systems directly warm the room via radiant heat, they don’t disturb any existing dust and allergens. When you plan your bathroom renovation, note two radiant floor heating types: electric-based systems and water-based systems.

When remodeling your bathroom, radiant floor heating is especially worth considering.

Energy Efficient Heating

Radiant floor heating uses lower temperatures to warm up your home efficiently at 80°F instead of 160°F required by radiators. Say goodbye to cold spots as pipes/wires cover your entire room. Unlike radiators that cool down, radiant heat stays consistent. And the icing on the cake: it saves up to 15% on your heating bills.

Effortless to Run

Radiant floor heating is compatible with programmable thermostats.

More Space & Design Freedom

Without the need for bulky radiators on the walls, you create more space to design as you please.

Compatible With All Floors

This floor heating works well with laminate, wood, tile, stone, carpet, and more.

Safety and Comfort

Radiant heat is also much better for the air quality in a room since it keeps the air fresh and oxygen-rich. On the other hand, high temperatures caused by radiators increase discomfort and reduce oxygen levels.

Heated towel rack with elegant design installed in a modern, luxurious bathroom

Heated Towel Racks

Upgrade your bathroom with an addition that’ll change your life: a heated towel rack. With 2023 here, it’s time to refurbish your bathroom with innovative bathroom remodel ideas. Don’t overlook the importance of a heated towel rack during winter months as it’s a game-changer in successful bathroom renovations. Eliminate that musty smell by conveniently drying your towels while they hang. By keeping your towels dry between uses, you’ll also reduce the growth of mold and keep your towels hygienic for longer. A heated towel rack won’t only transform your bathroom but also elevate your towel-drying game. So, invest in a heated towel rack and enjoy warmth and dryness every time you step out of the shower.

Features & Advantages

Upgrade your bathroom with a heated towel rail that saves energy! Installing a timer helps customize your heating preferences according to your lifestyle and keeps your device from running all day long. With its modern and chic design, this rack can easily act as the centerpiece of your bathroom or blend seamlessly into your décor. Say goodbye to damp and smelly towels – a heated towel rack solves this problem with ease!

Fewer Laundry Loads

Since a towel warmer means dry, mildew-free towels, fewer laundry loads need to run. Reusing bathroom towels means you’re saving water, energy, detergent, and most importantly, time! And you’ll still have a fresh towel without washing it each time.

Efficient Energy Consumption

Towel warmers and heated towel racks provide efficient heat while using minimal energy. While there are various heat control options, a typical frame consumes only as much power as one to two light bulbs. Plus, think beyond towels. An electric towel warmer or heated towel rack also allows you to dry delicate personal items, swimsuits, and wet clothing. Plus, the warmth it emits is also adding supplemental heat to the room.

Ease of Installation

The towel rail can connect to the existing central heating system. A pair of new or existing radiator valves is all that’s needed to support them. Electrically heated towel racks are simple to set up and install (with a qualified electrician). They usually represent a cheaper alternative to central heating and dual fuel options. They also offer the most affordable means to guarantee your towels are toasty, warm and dry. Furthermore, modern designs provide outstanding aesthetic appeal.

Dual fuel towel racks are an exceedingly popular type. They allow the user to enjoy the best of both worlds regarding central heating and electric operation. These towel rails incorporate an electric heating element, while connecting to the central heating system.

Curbless Showers - Woodland Builders, Home Remodeling and Bathroom Remodeling Near Me in Hanover, MA

Curbless Showers

Consider bathroom remodel ideas for 2023, such as implementing a curbless shower design. This option provides more accessibility and easy maintenance. Without a shower threshold, this design allows for a seamless transition from shower to floor. You can create personalized tile patterns with this design, using simple, large-format tiles. A curbless shower gives your bathroom a modern and clean look, and removes the hassle of shower-threshold cleaning. Take advantage of this approach to upgrade your shower and simplify your cleaning routine.

Features & Advantages

Discover the effortless accessibility of a curbless shower – no more stepping over ledges or edges! Perfect for both spacious and compact areas, these installations are tailor-made to fit your unique bathroom requirements. Even if you have limited space, you can place a curbless shower in a corner, freeing up valuable room elsewhere.

Best Use of Space

Curbless showers are ideal for smaller spaces because of the open feeling they give the room. Bathtubs can take up a lot of floor space, which can be up to half of the bathroom floor in some cases. A glass tile shower in the bathroom can open up the room and makes it feel larger.

Easier to Clean

How often do you have to change your shower curtain because of mold and mildew growth? How often do you get mad while taking a shower because the shower curtain sticks to your legs? Fortunately, ceramic tile is naturally resistant to bacteria and mold, making curbless showers easier to clean. There are fewer nooks and crannies in a curbless shower when compared to a shower/tub combination. You no longer have to worry about shower curtains or liners with a curbless shower. That also means you don’t have to spend half of your shower fighting with the curtain while you’re trying to get clean.

Flexible Design

A curbless shower offers improved accessibility to everyone from the very young to the very old. Since glass surrounds your curbless shower, you can see your tile as soon as you walk into the bathroom.

Luxury, Spa-Like Experience

Curbless showers give you lots of flexibility regarding design. Additions like benches, in-set shelves, niches, and even heated floors are all possible in your curbless shower. For more information, follow our blog to determine if curbless showers are right for your bathroom remodel.

Wonderfully Remodeled Bathroom

Glass Shower Enclosure

Upgrade your bathroom with a glass shower enclosure! Not only will it create a separate and easy to clean bathing space, but it also adds a sleek and spacious look without blocking off the area. Plus, better airflow is guaranteed compared to metal frame stalls or traditional curtains. No more worries about slippery shower curtains causing accidents, especially for the little ones and elderly. Glass shower enclosures significantly reduce the risk of mishaps in the bathroom, with less water on the floor and minimal clean-up after your shower. Invest in a safer and more stylish bathroom upgrade now!

Features & Advantages

Much like curbless showers, here are a few of the benefits of adding a glass shower enclosure to your next bathroom remodel.

Door Type

Glass enclosures have two main door style options: sliding and swinging. Swinging doors – also called pivot doors or hinged doors – can turn outward, inward, or both. They’re best for larger bathrooms. Sliding doors are best for smaller showers since they don’t need extra floor space to swing inward or outward.

Frame Style

Glass shower enclosures come in framed and newer frameless designs. Framed shower enclosures have metal frames that support the shower glass. Whereas frameless showers incorporate thicker, stronger glass that is structurally stable without this frame. There are two main differences between these shower door frame styles: aesthetics and design options. Most homeowners choose one frame style or the other depending on whether they enjoy a frame’s appearance or not. However, frameless shower enclosures come with more design options.

Glass Type

Designing your glass shower enclosure is easy when you have a glass frame. With this option, you’re free to explore different colors and textures of glass. Choose from clear, non-textured glass for a sleek and modern look. Or, opt for tinted glass to match your bathroom decor while adding an extra layer of privacy. And with textured glass, not only can you achieve ultimate privacy in your shower, but you’ll also enjoy a unique and stunning aesthetic. The possibilities are endless with a glass frame.

Space Expansion

If you have a small space to work with, the best thing you can do is keep it simple. A glass enclosure provides a continuous line of sight, unlike a curtain that interrupts your field of vision. With this method, you can create the illusion of a larger space.

Clean Lines

The clean look of a frameless glass shower door creates a sleek, modern feel in your bathroom.

Better Hygiene

Shower curtains are soft, and since they’re often wet, this gives bacteria a place to grow. Glass doors, on the other hand, are easy to clean, especially when properly treated.

Better Sealing

Glass enclosures provide superior water containment compared to traditional curtains. With a watertight seal from top to bottom, no splashing will escape your shower. Say goodbye to soggy floors and hello to an improved shower experience.

Vanity Styles

Small bathrooms can quickly overflow with towels and accessories, but some simple reorganizing and creative planning will maximize your storage. Find new space above mirrors, toilets, or a simple medicine cabinet. Add custom drawers to your cabinets for fumble-free access to your products. Tucking away outlets can free up counter space. Dry your hair without the fear of knocking over candles!

Features & Advantages

With so many styles of countertops, sinks, and mirrors to choose from, you should weigh all your different desired combinations. Here are just a few sample vanity styles to consider for your next bathroom remodel project.

Double vanity mirrors

Upgrade your morning routine with a primary bathroom essential: the double vanity. Say goodbye to clutter and hello to a pristine space tailored just for you. Perfectly suited for preparing for your day ahead, a double vanity will keep you organized and ready to take on the world.

Mirrored cabinetry

Mirrored cabinets running the length of the vanity or the whole length of the wall are back in fashion as functionality takes over as a priority for homeowners.

Double vanity

It’s the solution to all bathroom fights! The double vanity works well in a busy family bathroom or just the primary ensuite. A double vanity also usually means double the storage too – everybody wins.

Timber vanity

Timber in the home owes its popularity to the Scandi trend. An oak vanity in your bathroom serves two purposes – it brightens up the room and complements the beauty of marble tiles and dynamic tap ware.

Curved vanity

Bring a little bit of old Hollywood glamor into your home with a retro-inspired vanity with rounded corners. It’s a small change from the norm, but it has quite an impact because it’s a little different.

Floating vanity

It’s a luxurious approach to under sink storage, and there are plenty of different varieties to choose from with open and closed storage underneath.

Built-in vanity

If you don’t want a floating vanity, you can get a cabinet that goes to the floor and offers you the additional storage that you need. You won’t have to worry about cleaning underneath or things falling under it either.

Open vanity

People often get vanities with enclosed doors to hide the mess and have a clean looking bathroom remodel. However, you can opt for an open vanity, perfect for guest bathrooms where you don’t use that particular bathroom as often.

More and more homeowners are remodeling their bathrooms to include curbless showers, AKA threshold-free showers. Is it just a trend, or are bathrooms without barriers better? Like other renovation projects, there’s no “one size fits all.” But there are good reasons why curbless showers have become so popular for residential bathrooms, especially master bedroom suites. Here are some of the key reasons.

Woodland Builders Curbless Shower 1

What is a Curbless Shower?

A curbless shower, also known as a threshold-free shower, has no step or barrier to cross over when entering or exiting. These showers are more accessible and safe for people of all ages and abilities, including those with mobility issues. Curbless showers are typically flush with the surrounding bathroom floor. They often have features like grab bars and non-slip surfaces to improve safety. They are becoming increasingly popular for their sleek and modern appearance, as well as their practicality and versatility. With no barrier to stepping over, they also make cleaning and maintaining the bathroom space easier.

Curbless Shower Design Ideas

Curbless showers are becoming increasingly popular in modern bathroom design due to their sleek and minimalist appearance. One of the best design ideas for a curbless shower is incorporating a linear drain system. This type of drain eliminates the need for a central drain, providing more freedom in the shower design and making it easier to clean. Another great design idea is to use large-format tiles on the shower floor and walls, which helps to create a cohesive and spacious look. Also, choosing materials with anti-slip properties, such as textured porcelain or natural stone, can help increase safety in the shower. Other curbless shower design ideas include installing built-in seating, adding a rain showerhead, and incorporating niches or shelving for storage. By embracing these ideas, homeowners can create a beautiful and functional space that’s both stylish and safe.

Quality Curbless Shower Materials

Some of the best materials for constructing curbless showers are tiles, natural stone, and terrazzo. Tiles are suitable for creating custom looks because they come in many shapes, sizes, and textures. Natural stones such as granite and marble add a luxurious touch to the bathroom and are highly durable. They require little maintenance and provide slip-resistant surfaces. Terrazzo is a smooth, polished surface made from marble, quartz, or granite chips and cement. It’s durable and easy to clean. When installed correctly, these materials provide a barrier-free shower environment without compromising the style and function of the bathroom.

Benefits of a Curbless Shower

A Bathroom With a Curbless Shower Feels More Spacious

When people enter a bathroom with a curbless shower, they often describe a sense of walking into a spa. Without the visual obstacle of the curb, the wall-to-wall floor creates a more streamlined and airy look. This trend is especially noticeable if you have a small-to-medium-sized bathroom.

Your Curbless Shower Highlights Design Elements

You’ve carefully designed your shower’s interior to include your favorite stone, tiles, fixtures, and other building materials. Why hide these design features with a door or curtain? Instead, you can make them an integral part of your new bathroom’s overall design.

This No-Obstacle Shower Is Accessible to Everyone in Your Home

By eliminating a four to six-inch barrier, you create a safe and accessible bathroom for everyone. If you plan to remain in your home long-term and “age in place,” a threshold-free substitute is ideal. For families who are building additions or remodeling an existing area for grandparents, the curbless shower is also a smart choice. It gives greater independence to those in wheelchairs or with mobility issues. And remember that it’s possible for anyone, disabled or not, to trip over a shower threshold.

A Threshold-Free Shower Makes Cleaning Less of a Chore

It’s hard work cleaning a small corner or alcove shower. It’s incredibly frustrating trying to scrub hard-to-reach areas, especially those prone to mold and mildew. Cleaning the shower floor while bending over a barrier can also be awkward and even painful. Cleaning an open shower is physically more comfortable with a handheld showerhead. Plus, there are fewer areas where grime and mildew can build up, making it easier to keep your shower sparkling clean.

The Design Keeps Water Where It Should Be

Although you might think otherwise, a barrier-free shower helps keep water in place. An architect can provide a proper “splash zone” and design the floor to slope down toward the drain for efficient water removal. One warning—make sure the showerhead is in the right position to keep water in the splash zone!

The Open Floor Plan Creates a More Inviting Space

Despite all the advantages, there are a few reasons why some people prefer a standard shower. They might like the added privacy of an enclosed shower. However, you can also achieve this level of privacy with obscured glass or curtains—although you’ll lose some of the open layout. Secondly, you might be afraid that water will get everywhere. This design could be a problem if the contractor doesn’t allow for a sufficient splash zone. That said, a high-quality contractor will know the right layout and products to minimize this issue. A third concern is that the open floor plan will leave you exposed to the cooler air outside the showering area. While this is true, heated flooring and other smart design elements can help keep you toasty.

Steps to Take to Ensure Proper Drainage in Your Curbless Shower

To guarantee proper drainage in a curbless shower, follow these steps:

  • Slope the shower floor towards the drain. This step can be done with a pre-sloped shower pan or linear drain system.
  • Waterproof the entire shower area with a membrane.
  • Consult with a plumber to ensure the drainage system is installed and meets local plumbing codes.
  • Clean and maintain the drainage system to prevent clogs and ensure water flows freely.

By following these steps, a curbless shower can provide a safe and accessible bathing experience for all users.

Should My Bathroom Remodeling Include a Curbless Shower?

Only you can decide if a curbless shower or threshold-free shower suits your tastes, family needs, and lifestyle. Above all, review these options with your remodeling team. Most important, find a contracting company that is highly qualified and experienced. Otherwise, you risk having disastrous cost overages, delays, and repairs. For example, improperly sealed seams or low grouting can lead to expensive leaks and severe damage.

Remodeling your bathroom is a significant investment in your family’s home. For your project to run smoothly, there’s nothing more important than hiring a contractor with impeccable craft and professionalism with the best results. Choosing the right professional for your home renovation or construction project can be overwhelming. But, understanding the difference between an architect vs designer can help. Our blog post breaks it down so you can make an informed decision and hire the right person for the job.

Architect

Milton Historic Estate Addition Exterior 2

What is an architect?

An architect is a professional who designs the structure, form and style of a building. Architects are also responsible for creating drawings, plans, and specifications that accurately describe the structure they have designed. They must also ensure that their designs meet local building codes and laws, as well as the needs of their clients.

What are the educational requirements of an architect?

Architects must have a professional degree in architecture from a school accredited by the National Architectural Accrediting Board (NAAB). The degree typically takes five years to complete and includes courses in design, history, and theory. Additionally, all 50 states and the District of Columbia require architects to be licensed to practice architecture. To become licensed, architects must pass the Architect Registration Exam (ARE). In some states, additional exams may be required.

Roles and Responsibilities of an Architect

Architects are the structural and creative brains behind home remodeling and building projects. Their responsibilities involve translating the vision of the homeowner into a tangible design that can be implemented by the construction team.

Firstly, architects work with the homeowner to understand their needs, wants, and budget constraints. They analyze the existing space and come up with a design that maximizes functionality and aesthetics. This involves selecting the appropriate materials, finishes, and building systems to achieve the desired outcome.

Secondly, architects are responsible for creating detailed drawings and plans that outline the construction process, from the foundation to the placement of electrical outlets. These plans serve as a guide for the construction team, ensuring that the project is executed to the highest standards of quality and safety.

Additionally, architects are responsible for navigating the complex regulatory landscape of home building and remodeling. They ensure that the project adheres to zoning laws, building codes, and other legal requirements. They also manage the permitting process and coordinate with government agencies to obtain approvals as needed.

In summary, the roles and responsibilities of an architect in home remodeling and building are multifaceted. They are responsible for communicating with the homeowner, designing the space, creating detailed plans, ensuring adherence to regulations, and managing the construction process to ensure the project is completed on time, within budget, and to the highest standards.

What are the pros and cons of using an architect?

Pros
  • Architects can bring a creative, unique vision to a home building or remodeling project.
  • Architects can help homeowners save money by ensuring that the building or remodeling project utilizes the most efficient materials and techniques.
  • Architects are experienced in designing homes and other structures to meet local codes and regulations, which ensures that the project is completed safely and in compliance with the law.
  • Architects can help create a unified design aesthetic throughout a home, making it look cohesive and inviting.
Cons:
  • Architects can be expensive, so it may not be a viable option for smaller projects or those on tight budgets.
  • Architects may not always have the same vision as the homeowner, leading to potential conflicts and disagreements.
  • Architects may require a lengthy process to design and draft plans, which could delay the start of the project.

Architectural Designer

What is an Architectural Designer?

An architectural designer (AD) is an architectural professional who is responsible for preparing design documents, such as plans, drawings, and specifications, for the construction of new buildings or the renovation of existing structures. They are typically employed in the design and construction industry, and their duties may include site analysis and research, developing concept plans, preparing detailed drawings, and creating 3D models. ADs often collaborate with other professionals, such as engineers, surveyors, and contractors, to ensure the successful completion of a project.

What are the education requirements of an architectural designer in the United States?

Most architectural design positions require at least a bachelor’s degree in architecture or a related field. Some employers may also require a master’s degree in architecture or a related field. In addition, many employers prefer applicants who have completed internships or have some work experience in the field. Depending upon the specific job requirements, some employers may also require professional licensure or certification.

Most architectural design positions require at least a bachelor’s degree in architecture or a related field. Some employers may require a master’s degree in architecture. Additionally, many employers prefer applicants who have completed internships or have some work experience. By obtaining licensure or professional certifications, candidates can demonstrate their competence and commitment to deliver superior results.

Roles and Responsibilities of an Architectural Designer

An architectural designer plays a significant role in home remodeling. They work closely with homeowners to understand their needs, preferences, and budget constraints in order to create functional and aesthetically pleasing designs. The responsibilities of an architectural designer may include site visits, taking measurements, generating detailed plans, and coordinating with other professionals such as contractors, engineers, and interior designers.

Architectural designers are responsible for creating designs that are not only beautiful but also safe and structurally sound. They must have a strong foundation in architecture and be familiar with building codes and construction materials. Furthermore, they must be able to create designs that are sustainable and energy-efficient.

In addition to their technical skills, architectural designers must also have excellent communication and interpersonal skills. They must be able to effectively communicate with homeowners, builders, and contractors to ensure that the project runs smoothly from start to finish. They must also be skilled at managing time, resources, and budgets.

Overall, an architectural designer is a crucial member of any home remodeling team. They play a critical role in ensuring that the project is executed with precision and attention to detail, resulting in a final product that meets the needs and desires of the homeowner while also adhering to building codes and regulations.

Architecture vs. Architectural Design

What Are the Key Differences Between Architecture and Architectural Design?

Architecture is the art and science of designing and constructing buildings and other physical structures such as bridges and monuments. It is concerned with the form and function of the structure and how it fits into the environment around it. Architectural design, on the other hand, is the creative process of developing a plan for a structure. It takes into account the aesthetic, functional, and structural considerations of the project and is often based on the style of the architect. Architectural design can include elements such as the shape and size of the building, the materials used, and the way in which the building interacts with the environment. While architecture is focused on the physical structure, architectural design is more concerned with the creative process and the conceptual aspects of the project.

Architect vs Designer

What Are the Main Differences Between an Architect vs Designer?

  • Expertise in different areas of design and construction – while both professions involve a great deal of overlap, architects tend to focus on designing the entire structure, while designers specialize in specific elements of design such as interior design, landscape design or structural detailing.
  • Education and licensing requirements – Architects typically need to have a professional degree in architecture from an accredited university, as well as a license to practice professionally.
  • Designers may have a degree in a related field, but do not necessarily need to be licensed.
  • Compensation – Architects typically earn more than designers, due to their greater level of expertise and licensing requirements.
  • Scope of work – Architects typically handle larger projects that involve significant structural considerations or require the coordination of multiple trades. Designers tend to work on smaller projects with more localized scope such as working on one room or outdoor area.
  • Architectural designers cannot submit a construction project for approval without additional documentation. Architects must sign-off on the documents and follow strict regulations from the building department.

Who Is Right for My Project?

You need an architect when the project requires complex structural design, engineering, or building code compliance. An architect can also provide guidance on zoning and permitting requirements. An architectural designer is typically needed when the project requires creating aesthetically pleasing and functional designs for the interior and exterior of the home. This would include design elements such as space planning, furniture layout, color palettes, and lighting.

When it comes to remodeling or new home construction, an Architectural Designer is an excellent fit. They ensure a space is both liveable and attractive. Also, in Massachusetts and other states, new home construction and house remodeling plans don’t require architectural licensing; a great benefit for single-family homeowners. If you’re considering a residential renovation project, engaging with a designer or design/build firm can get you great results!

Conclusion

An architect vs designer will depend on what kind of home renovation project you have in mind. If you need technical expertise and help planning the structural aspects of your home renovation, an architect is your go-to professional. If you’re looking for creative and aesthetic insight, a designer is the professional to contact. In most cases, it’s possible to work with both an architect and a designer to ensure you end up with a beautiful renovation that is structurally sound, expertly designed, and enhances your quality of life. Choose wisely and enjoy your new updated space.

Improving your home is always a good idea. Whether you need more space or want to increase its value, home additions are the way to go. In this blog post, we’ll discuss various types of home additions and some home addition ideas. By the end, you’ll have a clear idea of the options available and which one might suit your needs.

Home Additions Ideas & Types

Room Addition

Room addition is one of the types of home additions. It involves adding a new room to an existing house. This could be a bedroom, a living room, or even a bathroom. Homeowners opt for room additions to increase living space and improve the comfort of their homes. Room additions are popular for growing families or those who need extra space for guests or hobbies.

Bump-out

A bump-out is another type of home addition. It is a smaller-scale addition that involves extending a room or a part of the house outward. Bump-outs are common home addition ideas for kitchens or bathrooms that need extra space. They provide additional square footage without the need for a full-scale room addition.

Second Story Addition

Second story addition involves adding a new floor to a single-story house. This type of home addition is ideal for homeowners who have a small lot size and can’t extend their home outward. It helps in maximizing the living space vertically. Second story additions are a great home addition idea for those living in urban areas with limited land.

Garage Conversion

Garage conversion is a cost-effective type of home addition. It involves converting an existing garage into a living space. This could be a bedroom, a living room, or even a home office. Garage conversion is a popular home addition idea for those who need extra living space but have a limited budget. It makes use of the existing structure, hence, reducing the construction cost.

Basement Finishing

Basement finishing involves transforming an unfinished basement into a functional living space. It could be a family room, a home theater, or even a home gym. Basement finishing is a popular home addition idea as it makes use of the existing space in the house. It helps in increasing living space without the need for a structural addition.

Attic Finishing

Attic finishing is similar to basement finishing. It involves converting an unused attic space into a functional living space. This could be a bedroom, a home office, or even a playroom for children. Attic finishing is a popular home addition idea as it helps in maximizing the living space by making use of the existing structure.

Spaces You Can Add

  • Kitchen
  • Living Areas
  • Bedroom
  • Bathroom
  • Gym
  • Office
  • Sunroom
  • Deck or Patio
  • Garage

How to Maximize Space

Finish Unfinished Areas

Basements and attics often go unused. You can finish these spaces to maximize your home addition. This method is often cheaper than building out. Types of home additions like these can add bedrooms, home offices, or playrooms. Explore various home addition ideas for these areas. These could include a home theater in the basement or a loft-style bedroom in the attic.

Combine Rooms

Combining rooms is another smart way to make space. This often involves removing a non-structural wall. It creates a larger, more functional area. This type of home addition works well for creating open-concept spaces. Home addition ideas for combined rooms can include a kitchen-living room combo or a master suite.

Knock Down Walls

Breaking down walls can dramatically change your home’s layout. This method adds space and improves flow. However, consult a professional before you knock down any walls. Important Factors to Consider

Budget

Setting a budget is crucial for a home addition remodel. It helps in planning and organizing the expenses. A well-defined budget includes costs for materials, labor, and other miscellaneous expenses. It also accounts for unexpected costs that may arise during construction. Researching different types of home additions and their costs is essential. It helps in making informed decisions about the remodel. This includes evaluating various home addition ideas to find the most cost-effective options.

Space

Evaluating the available space is necessary before starting the remodel. This involves measuring the area where the addition will take place. It’s essential to consider the functionality of the space. For instance, if the addition is a new room, it is important to consider its size and layout. Additionally, it’s important to consider the outdoor space as well. It can affect the overall design and construction process. Careful planning makes sure the new addition blends seamlessly with the existing structure.

Local Building Codes

Adhering to local building codes is mandatory for any construction project. These codes guarantee the safety and structural integrity of the building. It’s essential to obtain the necessary permits before starting construction. This includes permits for electrical, plumbing, and structural work. Hiring a professional contractor can help in navigating the local building codes. They have the experience and knowledge to ensure compliance with all regulations.

Property Value

Increasing property value is often a key objective of a home addition remodel. It’s important to consider the long-term impact of the addition on the property’s value. This involves evaluating different types of home additions and their potential return on investment. For instance, adding a bedroom or a bathroom can significantly increase the property’s value. Additionally, it’s important to consider current market trends. This can help in selecting home addition ideas that are in demand and can maximize the return on investment.

Kitchen Remodel

The Right Renovation for Your Budget

A helpful method to plan for bathroom remodeling costs is by separating each type of work by the service you’ll need. This plan might include plumbers, carpenters, and electricians. Traditionally, during a renovation project, homeowners choose the most cost-effective materials. But homeowners who are in the market to hire a general contractor are typically willing to invest in more premium fixtures. That’s why a remodeled bathroom can run up to around $1,000 for a DIY self-starter.

If you’re replacing surface materials and fixtures, you could be spending up to $50,000. Spaces that require gutting, expansion, and top-end materials will drive up costs as well.

What Will It Cost To Complete A DIY Facelift?

The contractor will handle all the cosmetic changes: removing old tile and cabinetry, ripping out the bathtub or shower, repairing and replacing walls, installing new plumbing fixtures, and wiring for recessed lights laying down new flooring. The bathtub and shower usually are not a part of this approach. This type of remodeling might include:

  • Substituting the flooring with luxury vinyl
  • Substituting the old vanity and sink with a new RTA (ready-to-assemble) vanity and sink
  • Adding a new toilet and mirror
  • Repainting the walls

Renovating a bathroom is one of the best investments you’ll ever make. The shower place can be a new lap of luxury for your household, so it’s essential to choose the right one. When space is tight, curbless showers have an advantage over their bathtub counterparts because they take up less room. Whether you’re looking for a shower stall made from premium glass or a vanity inlaid with mosaic pieces or hand-carved marble, you need a selection that fits your style preferences and budget.

Estimated Bathroom Remodel Cost: $1,000 to $5,000

What Will It Cost To Complete A DIY Complete Makeover?

While this type of remodeling is still considered a small project, there are more steps involved, and the result is quite different from remodeling one or two rooms in your home. You might be adding onto an existing kitchen to create a larger cooking space or replacing an outdated bathroom with stylish fixtures and modern flooring. This type of remodeling might include:

  • Replacing floors and wall surfaces with ceramic tile
  • Replacing old vanity and sink with new special-order vanity with quartz or granite countertop with an integrated sink.
  • Adding linen closet cabinet
  • Replacing an old bathtub with a new bathtub with tiled wall surrounds and premium shower valve and glass door.
  • Installing a new toilet
  • Replacing vent van

Estimated Bathroom Remodel Cost: $5,000 to $15,000

What Will It Cost To Complete A DIY Bathroom Expansion?

Whether you’re creating a bathroom from scratch or working on an existing room, your general contractor should have all the tools you need to complete your project. The first thing to do is check with your local building department and home improvement center for permits and codes specific to your town or county. Always look for transparency for installing things like a new toilet, vanity cabinet, and shower stall. From there, you can start your top-down renovation.

Homeowners planning a remodeling project typically have to account for three major expenses: building materials, the cost of labor, and additional materials needed for any electrical or plumbing changes. Because some areas of the home are more prone to these kinds of changes than others, it’s crucial to get an estimate before you start your project bid. These costs might include:

  • Demolition of wall and ceiling surfaces
  • Framing new walls
  • Installing a new window and door
  • Hanging and finishing drywall

Homeowners should carefully consider their skill level and the time required for such a project. A structural expansion can take a lot of time, so make sure you have another bathroom during your project’s duration. More than one homeowner has spent an entire year completing a bathroom remodel of this scale.

Estimated Bathroom Remodel Cost: $7,500 to $20,000

What Will It Cost To Complete A Professional Bathroom Remodel?

Some contractors offer a “DIY-friendly” option that involves replacing surfaces, such as tiles on the walls and floors and countertops. Options at both levels include installing new lighting fixtures, mirrors, towel bars, toilet paper holders, and faucets. For example, your lead contractor might hire different licensed plumbers depending on the scope of the job. This contractor could also staff a core group of carpenters to fabricate additional components.

A typical bathroom remodels on this scale will include all of the features listed above. It may also involve more premium materials and fixtures.

Estimated Full-Service Remodeling Contractor Cost: $25,000 to $50,000

What Will It Cost To Complete A Professional Bathroom Expansion?

The new bathroom is an actual room expansion—it becomes a preeminent project that is virtually an all-new bathroom. It involves stripping the bathroom down to the studs. Sometimes, homeowners even knock out the walls and reframe drywall to produce a more spacious atmosphere. There may be full-blown rerouting of all plumbing lines and installation of new electrical circuits. Very few, if any, of the old bathroom fixtures will remain. In rare instances, this kind of project might require a bump-out or addition that affects your structural foundation.

This project works best in a general contractor’s hands that can coordinate all the moving parts. Instead, various subcontractors—carpenters, plumbers, electricians, tile setters, and painters—will come in and out of your house to do the work. When a project reaches this level, the upper-cost limit can get relatively high. In these cases, luxury bathrooms costing $100,000 are not rare.

So you’re ready to pick out a new shower, or you finally selected those new countertops for your kitchen. If you don’t have the time, patience, or resources to start a new DIY project, hiring a contractor can make your life easier. But there’s so much that goes into finding the right home remodeling contractor. What kinds of qualities do you look for to create a successful renovation project?

When you look for a contractor, you’re essentially hiring a new employee for a job. You wouldn’t hire the first applicant for a position at your business, so you shouldn’t choose your home improvement contractor without first interviewing the best candidates. Keep reading for our list of the top qualifications in a home remodeling contractor.

5 Things to Look For In A Home Remodeling Contractor - 1 - Woodland Builders, Home Additions and Home Renovations in Hingham, MA

1) Reputation

The first step in finding the right home remodeling contractor is to research local full-service contractors who have the best expertise. You’ll gradually narrow down this list to the top contenders and eventually use it to select your builder, so it’s best to add more names than you’ll need at this point.

There are a few ways you can organize your starting list:

  • Ask fellow homeowners for recommendations, especially those who have recently conducted renovations.
  • Check out online reviews of local contractors in your area.
  • Use social media to research local home renovation businesses.

Recommendations

Proven contractors will make it simple for you to get in touch with them and see their portfolio. Be wary of contractors who don’t have easily identifiable information, like a website, social media presence, or reviews.

2) Capabilities

Choose a contractor who specializes in the type of remodeling you need. Someone specializing in kitchen remodeling might not be the best for your bathroom renovation. For example, if you want to lay a tile entryway with a detailed mosaic or paint a room with a faux finish, you’ll need a contractor who does that type of work well.

Ask each full-service contractor on your long list for a portfolio of their projects from at least the last year. They may have a physical portfolio, or they may direct you to a website with images. A good portfolio should contain at least ten projects. It should include photos of each space before work began, during the remodel, and after project completion. It helps if there are pictures of blueprints, sketches, or other plans so you can get an idea of how the contractor approaches a project.

Recommendations

Look out for a portfolio with too few projects, no photos before the remodel, or grainy, hard-to-see images of the final product. Also, keep in mind that home improvement contractors only include their best work in their portfolios. If any completed home addition project is not up to your standards, their average work is likely even worse. Take that person’s name off your list.

Woodland Builders’s portfolio is a great example!

3) Transparency

At this point, your list should have around six to eight names. One easy way to narrow it further is to ask for contractors’ licensing and certification. The specific licenses or certifications your home remodeling contractor should carry will depend on the project. Since legal requirements vary by state, call the licensing division for your community to ask for specific requirements.

Beyond ensuring contractors have the correct licenses and certifications to safely and legally complete the job. Make sure anyone on your list has liability insurance if they damage your home. Worker’s compensation should also cover the contractor and any other workers. Ask for a copy of their insurance policies and check that they’re up to date.

Recommendations

Cross any contractors off your list who don’t have the right credentials. We recommend marking off the names of anyone who is hesitant or takes too long to get this information to you.

4) Communication

Now that you’ve narrowed your long list down to five or six top contenders, it’s time to make sure your contractor can communicate effectively. Any reputable home remodeling contractor will be available to you for a detailed breakdown of your budget and timeline.  It helps if there are estimated timetables for your project; if dates aren’t on the list, ask them.

Now it’s time to establish your main mode of communication. Phone, text, email, or an online project management platform like BuilderTrend are the way to go. If the list is very long, prioritize how you would like your contractor to reach you. Keep detailed notes during your communications; you’ll need to keep a record of the contractor’s benchmarks as you see the project unfold in-person.

Some questions to ask include:

  • Did the contractor stay on schedule?
  • Was the job site kept neat?
  • Were problems addressed promptly?
  • Was the contractor punctual for appointments and workdays?
  • How has the work held up?
  • Was the cost reasonable and clear?

Recommendations

Some red flags include too few references or significant time gaps between references. Ask about these before assuming the worst. A hole in the calendar doesn’t necessarily mean trouble; maybe they were injured or taking time off. The contractor’s openness and willingness to give you more information can help ease your mind.

If a client had a good experience overall, they’d be positive and upbeat about the contractor even if there were some small problems. If the experience wasn’t right, you might notice the person hesitating or answering indirectly. Try to read between the lines of what the person tells you; they may not want to say anything unkind. As you talk with each contractor’s references, eliminate any contractors that get bad or ambivalent reviews; you should be down to three or four contractors at this point.

5) Skill

After you’ve called your contractors’ references, cross out any contractors who received low reviews. Then decide which of the remaining contacts to visit in person to see their contractor’s completed project. Choose people who seem open and forthcoming, whose assignments are similar to yours, and, ideally, who live close to you. It’s beneficial if the work was from at least a few years ago so you can see how it has held up. Visit at least one finished project from each of your remaining top contenders.

As you visit the projects, take a close look at the full-service contractor’s work. Ask the person if it has ever needed servicing or repairs. Check out the overall feel and the specific details.

Recommendations

Depending on the type of project, there are a few red flags to look for:

  • Bathroom remodels: Dark stains on the walls or ceiling, slanted floors, cheap materials, insufficient lighting.
  • Kitchen remodels: Obvious seams on the countertop, cheap materials, “kitchen triangle” (stove, refrigerator, and sink) not logically laid out, low lighting, inadequate storage or counter space.
  • Paint: Overspray, paint runs, streaks, imperfect lines and edges, paint splatter on the floor.
  • Tile work: Crooked tiles or lines, tile or grout cracking, excess grout or caulking along edges (meant to disguise poorly cut tiles), inconsistent grout lines, uneven surfaces, obvious transitions between characters.
  • Decks, patios, or pergolas: Wavy or swollen boards, mismatched edges, gaps between panels or windows, cracks in the floorboards, cracks or separation between the side of the house and the deck, concrete cracks.
